Rental Policies

• Check-In 3:00 PM to 8:00 PM, Check-Out 11:00 AM.
• Late Check-In after 8:00 PM is available with advance notice.
• We cannot accommodate pets.
• Smoking is only permitted outdoors or on the covered porch.
• All rates are based on double occupancy - additions are $10 per person/night.
• Holidays or Special Events require a 3 night minimum.
• All rates subject to change without notice.
• Posted rates do not include Arkansas required taxes
• Reservations require a deposit of half of the total price (room rates/no taxes) 
• Reservations on holidays require full payment
• Balance is required at check-in
• No refunds for early departure
• A $50 fee will be added at the owner’s discretion for cottage cleanup as required  

Cancellations

We attempt be as fair as practical to our guests while protecting our business. As this is a single cottage on a private estate, your reservation ensures your exclusive use of the location. Once you have booked your reservation, we receive your deposit and send your confirmation, it is no longer available to anyone. 

There are no exceptions to this policy.

If you cancel 15 or more days prior to your arrival date, your deposit will be refunded less a $50.00 cancellation fee or you may leave your deposit on file and apply it to another reservation ONE TIME ONLY without incurring the cancellation fee. Deposits left on file must be used within one year of original reservation date. If you cancel a second time, for any reason, your deposit will be forfeited.

If you cancel with less than 15 days prior to your arrival date, your deposit will be refunded only if we can re-rent the cottage for the same amount of days less the cancellation fee.

To cancel or reschedule, you must contact us directly by phone and receive a cancellation number.

If you attempt to cancel or reschedule by email, do not assume your reservation has been cancelled unless we return your email with a cancellation number because your email may not have been received. We are not responsible for delays in cancellations caused by email problems.

All rescheduling is subject to availability and pricing adjustments for the day of the week, seasonal rates and special events. All reschedules must be for the same amount of days as your original reservation. There are no refunds for early departure, and all deposits placed on file will be forfeited if not used within one year.

Inclement Weather Provision. This provision applies only to reservations for dates during the winter season from December 1 thru March 31.  If you are unable to get here due to impassable roads, you must call and notify us, your deposit will be held on file and may be applied to another reservation for dates between the 1st of December thru the 31st of March in either the current or next winter season.

Reservations using a deposit on file under the Inclement Weather Provision reservation will be subject to availability and pricing adjustments for the day of the week, seasonal rates or special events. Deposits not used by March 31 of the next winter season are forfeited, and only one additional reservation may be made with the same deposit. If you cancel a second time for any reason, the deposit will be forfeited.
